Classification Summary:
Performs administrative and supervisory duties of extensive difficulty in directing the overall construction/maintenance of a particular area of campus or institutional plant.
Classification Standard Duties:
Inspects buildings, grounds and equipment to determine need for maintenance and repair and recommends most economical way to make changes and improvements to superior; issues work requests to appropriate authority; supervises various construction/maintenance crews including roofers, plumbers, welders, electricians, cement finishers, equipment operators, and laborers; assigns duties to employees; maintains inventory; requisitions materials, supplies and equipment, and maintains control over storage and use; maintains and repairs equipment; confers with supervisor regarding budgeting and long range planning; prepares all or part of preliminary budget reports; assists in the hiring of new employees; establishes guidelines and standards; may develop and write policies; evaluates employee performance trains new employees; teaches use of equipment; monitors personnel records, responsible for building security; assists in building use and scheduling; ensures compliance with building plans, specifications, codes and regulations; may write detailed equipment/material specifications; prepares reports and answers correspondence; performs related work as required.
Required Education, Experience, Certification/License, Equivalency
Required Education:High School diploma or GED certificate.; Required Experience:Eight (8) years of experience related to the standard duties as outlined.; Equivalency:Completion of a post-secondary degree or certificate may substitute for years of experience.; Required Certification/License:
Knowledge, Skills and Abilities
KNOWLEDGE:Exceptional knowledge of construction/maintenance and repair of major facilities; general materials construction and repair work, heating, welding, roofing, cement finishing, roadwork, electrical and plumbing systems; must know work production, completion measures.; SKILLS:Master crafts skills in the use of tools and equipment used in the maintenance profession. Skill in operation of electronic test equipment and facilities management computer.; ABILITIES:Superior ability to plan, organize, prioritize work, meet deadlines and supervise work of construction/maintenance employees including roofers, carpenters, welders, equipment operators, cement finishers and laborers; leadership ability to establish and maintain effective working relationships with others; ability to maintain records and to prepare reports; read and interpret specifications; operate electrical and mechanical equipment.
Job Duties and Responsibilities
Performs administrative and supervisory duties of extensive difficulty in directing the overall construction/maintenance of a particular area of campus or institutional plant. Performs a wide range of facilities services tasks including non-technical maintenance of plumbing, electrical, heating, ventilating, and/or air conditioning facilities and equipment, at a level not requiring formal licensure. May be required to perform tasks of other unlicensed trades, such as a light equipment operator, carpenter, painter, and/or locksmith.

Lifting Requirements: Requires heavy physical work; heavy lifting, pushing, or pulling required of objects up to 50 pounds.
